The Right Choice

It is often stated that rates change on a daily basis. This is not true, rates change on a minute to minute basis. No one can predict rates over the short or long term, but if your Mortgage Advisor does not track the market with an online tool like I do, you could pay a .25% to a .50% more in interest rate by locking your loan on the wrong day or the wrong time.

If you are consulting with another lender, ask them how they track the market and if they truly understand how rates work? If they tell you that mortgage rates are tied to the bond market, you are working with a novice!

Mortgage rates are not tied to the bond market; they are tied to Mortgage Backed Securities. The bond market often responds similarly to the various market indicators, but it does not influence mortgage rates.


Time To Lock

The chart below is a screen shot from RateWatch, the top industry news service for the mortgage industry. I subscribe to RateWatch and follow their charts and analysis throughout the day to know when the best time to lock is.

The chart above shows just one day of trading of 30-Year Fannie Mae rates. The yellow diamonds are rate alerts indicating significant signs/alerts that get emailed to me throughout the day. As you can see mortgage interest rates are very volatile and timing is everything as to when you mortgage advisor locks in your interest rate.


Behemoth Banks

These were the big banks that took your hard earned tax dollars in bailout funds to cover their losses on those risky investments they made with your deposits. They each have only one 30 year fixed rate mortgage. Since we are Mortgage Bankers and Brokers, we have many major sources for all of the products we offer.
